A new commercial development proposal, named Vineland Galleria, is now under consideration for the vacant 16.5-acre site situated at the northwest corner of Lake Street and Regency Village Drive.

Property Development Details

The application for the new development has been submitted by Cornerstone Collard Vineland, LLC, a collaboration between The Cornerstone Group and Michael Collard Properties. The preliminary subdivision plan aims to divide the property into 11 distinct lots. The site was purchased earlier this year in January for $24.18 million.

As part of its future plans, the development will include commercial spaces outlined in the conceptual designs. Positioned around the edges of the property, these commercial facilities will be complemented by surface parking centrally located within the site. Additionally, Kimley-Horn, an engineering firm, initiated discussions with county staff regarding the potential for a commercial venture and a hotel development in the area.

Commercial and Restaurant Features

The proposed plans contain detailed provisions for the construction of seven restaurant pads on the western side of the property. Each pad will provide approximately 12,500 square feet, contributing to a total of 87,500 square feet designated for dining establishments. In the eastern section of the site, three outparcels are envisioned for other commercial uses, alongside the possible inclusion of a hotel.

Previous Approvals and Zoning Information

The site originally received approval for over 300,000 square feet of commercial space along with a hotel. It is currently zoned as PD (Planned Development) and includes a future land use designation of Activity Center Mixed-Use (ACMU). This zoning classification permits a combination of tourist-oriented developments and supportive residential elements, allowing flexibility for various commercial activities.

Background on AREA15

The AREA15 project had intended to feature a large commercial building, totaling 309,279 square feet, situated around a significant parking area. While AREA15 gained popularity through its existing location on the Las Vegas Strip, the Orlando project will no longer move forward as planned. Currently, AREA15 is owned by Fisher Brothers, and interest in the vacant site has now shifted towards the Vineland Galleria proposal.

Strategic Location and Access

Strategically placed between major attractions like Disney and Epic Universe, the property stands to benefit from the ongoing infrastructural developments in the vicinity. An upcoming interchange on I-4 via the Daryl Carter Parkway is expected to be completed next year, which could enhance access to the new commercial developments.

Future Prospects

While the Vineland Galleria emerges as a promising alternative to the abandoned AREA15 project, representatives from The Cornerstone Group, Michael Collard Properties, and CBRE were not available for comment regarding this new proposal.
