This acquisition turned out to be a crucial maneuver, facilitated by Chris Neilson, the court-appointed receiver who managed the Columbus Center after the previous owner hit some financial snags. Following a default on a substantial $69 million commercial mortgage, the previous owner, Coral Gables Associates, LLC, found themselves embroiled in foreclosure proceedings that began in October 2024. But with Tourmaline now at the helm, the complex looks poised for a fresh start.

Financing and Features

The new owners secured a hefty mortgage of $71.61 million from Banesco USA to finalize this purchase. Columbus Center comprises two distinct office buildings, one soaring 14 stories high and the other reaching 8 stories, both having been constructed back in 1990. Notably, the complex just underwent a notable renovation costing $11 million, which adds to its appeal.

With on-site amenities that include a deli, a dry-cleaner, and several conferencing facilities, employees can enjoy convenience right at their workplace. A fitness center adds to the allure, and the location is hard to beat, with over 20 restaurants within a stone’s throw. However, it’s noteworthy that as of June 30, 2024, Columbus Center faced challenges, being only 63% occupied, down from 69% in mid-2021.
