The contractor, AJ’s Development Enterprises, demolished the building without obtaining the necessary permits, prompting the city to issue a stop-work order. Kumar, who owns several popular Indian restaurants in Orlando, including the acclaimed Bombay Street Kitchen, had recently purchased the former Burger King location at 744 W. Colonial Dr. for approximately $1.1 million. He intended to invest an additional $1.5 million to renovate the structure into a test kitchen and a limited-seating restaurant offering a five-course tasting menu.

Permit Process Complications

Although third-party review for the renovation plans was completed, the approved plans were never submitted to the city’s building department. During inspections, inspectors discovered significant water damage due to multiple roof leaks. As a result, the decision was made to demolish the existing structure and construct a new concrete block building of the same dimensions. However, this change in plans was not communicated to the city officials.

Kumar was reportedly unaware of the stringent regulations that apply to buildings in downtown Orlando, which has further complicated the permit process. A city spokesperson confirmed that a building permit application was submitted, but as an alteration rather than for the demolition. Since there is no retroactive permit for the demolition itself, a new site plan and building plans must be re-evaluated and submitted for approval to the Municipal Planning Board and City Council.

Future Developments

The city has scheduled a reinspection by the Code Enforcement on June 18, 2025. If a demolition permit is not issued by that date, the case will be presented to the Code Board on July 9. While overseas, Kumar has appointed one of his restaurant managers to act as a liaison with city officials, ensuring that communication regarding the project is streamlined during his absence.

Kumar is expected to return to Central Florida by early July. He has emphasized his desire to stay informed about the progress of the project while simultaneously hoping to recover quickly to continue his travels in northeastern India. His journeys are aimed at exploring local cuisine and culture to gain inspiration for his restaurants, rather than simply duplicating recipes from the regions he visits.
